［優秀賞受賞］ZEHを超える世界基準LEED・当社施工物件が世界TOP4に。

このプロジェクトを設計したのはスターパイロッツ。埼玉県和光市の株式会社鈴森の代表者の思いを形にするプロジェクト。その建築を当社の建設カンパニーが担いました。

もちろん、当社の建材カンパニーが窓や硝子を担当。採用商品は断熱性能の高いLIXILの木造用サッシとRC用サッシ。
LEED認証が求める厳しい数値をクリアするために、当社のサッシ設計チームや施工管理チームが協議を重ねて成功しました。

⚫︎鈴森ヴィレッジ、Saitama Japan（LEEDゴールド）

この低層の賃貸住宅群は、公共交通機関が豊富で緑に囲まれた都市部に位置しています。オーナーは、地域全体の価値を高めるプロジェクトを開発し、隣接する単世帯住宅と同じボリュームの緑豊かなアネックススタイルの住宅群を建設しました。さらに、チームは、建設から使用後までのすべての段階でエネルギーを節約し、二酸化炭素排出量を削減することで、地域的に貢献し、全世界の環境への負担を軽減する高レベルの環境共生型住宅群を作ることを目指しました。

米国グリーンビルディング協議会（USGBC）が、2024年のLEED住宅賞の受賞者を発表しました。この賞は、2024年 世界の住宅用グリーンビルディング市場においてリーダーシップを発揮するプロジェクト、開発者、および住宅建設業者を評価するものです。

2024年のプロジェクト受賞者には、米国、アジア、ヨーロッパ、南米のLEEDグリーンビルディング評価システムの下で認証された46,000を超えるプロジェクトの中から選ばれたものです。2023年には新しいLEED住宅プロジェクトの登録数が約5％増加しました。プロジェクト数の増加は、住宅部門における開発者、建設業者、および所有者の間で持続可能性へのコミットメントが高まっていることを示しています。この部門は、米国の温室効果ガス排出量の約5分の1を占めています。

「LEED住宅はエネルギー効率が高く、回復力があり、エネルギーコストを削減し、その価値を高めながら、人間と環境の健康にポジティブな影響を与えます」と、USGBCの社長兼CEO、ピーター・テンプルトンは述べています。「今年の受賞者が、コミュニティのニーズを満たす健康的で持続可能で回復力のある手頃な価格の住宅を建設することへのコミットメントに敬意を表します。彼らの例は、住宅不動産部門の脱炭素化と、グリーンビルディングの利点をすべての住宅所有者および賃借人に提供するために重要です。」

 

🟩LEED認証とは？

LEED（Leadership in Energy and Environmental Design）とは、米国グリーンビルディング協議会（USGBC）が開発した、建築物の持続可能性を評価するための国際的な認証システムです。LEEDは、エネルギー効率や環境への影響を総合的に評価し、建物の設計、建設、運用において高い基準を満たすプロジェクトに与えられる認証です。

日本で普及しているZEH（ゼロ・エネルギー・ハウス）は、主に家庭のエネルギー収支をゼロにすることを目指した取り組みですが、LEEDはそれを上回る素晴らしい認証制度です。LEEDは、エネルギー効率だけでなく、材料の持続可能性、水の使用量、室内環境の質、廃棄物の管理など、広範な環境性能を評価します。そのため、LEED認証を取得した建物は、単なるエネルギー削減に留まらず、総合的に環境への負荷を最小限に抑えた、地球に優しい建物として認識されます。

LEEDは世界中で広く認められており、国際的な標準として、より高い持続可能性を追求する建物に対する評価基準として位置づけられています。これにより、日本のZEHを超えるグローバルな信頼性と持続可能性を実現することが可能です。

This project was designed by Star Pilots. It was a project to bring to life the vision of the representative of Suzumori Co., Ltd. in Wako City, Saitama Prefecture, and our construction company took charge of the building. Naturally, our building materials company was responsible for the windows and glass. The products used were LIXIL’s high thermal insulation sash for wooden structures and RC structures. Our sash design and construction management teams collaborated extensively to successfully meet the stringent standards required for LEED certification.

⚫︎ Suzumori Village, Saitama Japan (LEED Gold)

This low-rise rental housing complex is located in an urban area surrounded by greenery with ample public transportation. The owner developed a project that enhances the overall value of the community, constructing a verdant annex-style housing complex with the same volume as the neighboring single-family homes. Furthermore, the team aimed to create a high-level eco-friendly housing complex that contributes locally and reduces the environmental burden worldwide by saving energy and reducing carbon dioxide emissions at every stage, from construction to post-use.

The U.S. Green Building Council (USGBC) announced the recipients of the 2024 LEED Homes Awards. These awards recognize projects, developers, and homebuilders that demonstrate leadership in the global residential green building market. The 2024 project recipients were selected from more than 46,000 projects certified under the LEED green building rating system across the U.S., Asia, Europe, and South America. In 2023, the number of new LEED residential project registrations increased by about 5%. This increase in projects indicates a growing commitment to sustainability among developers, builders, and owners in the residential sector, which accounts for about one-fifth of U.S. greenhouse gas emissions.

"LEED homes are energy-efficient, resilient, reduce energy costs, and positively impact human and environmental health while enhancing their value," said Peter Templeton, President and CEO of USGBC. "We commend this year's recipients for their commitment to building healthy, sustainable, resilient, and affordable homes that meet community needs. Their examples are vital in decarbonizing the housing real estate sector and providing the benefits of green buildings to all homeowners and renters."

🟩 What is LEED Certification?
LEED (Leadership in Energy and Environmental Design) is an international certification system developed by the U.S. Green Building Council (USGBC) to evaluate the sustainability of buildings. LEED comprehensively evaluates energy efficiency and environmental impact, granting certification to projects that meet high standards in building design, construction, and operation.

While ZEH (Zero Energy House) in Japan primarily focuses on achieving zero energy balance in households, LEED surpasses this with an excellent certification system. LEED evaluates a broad range of environmental performances, including energy efficiency, material sustainability, water usage, indoor environmental quality, and waste management. As a result, LEED-certified buildings are recognized not only for energy savings but also as environmentally friendly buildings that minimize the overall environmental impact.

LEED is widely recognized around the world and is positioned as an international standard for evaluating buildings that pursue higher sustainability. This allows for achieving global reliability and sustainability that surpass Japan’s ZEH.
